The Phuket Rental Price Calendar: How Month-Long Rents Change by Season — and When to Book to Save
Here's something nobody tells first-time long-stayers: the same Phuket condo, same furniture, same view, can legitimately cost twice as much in late December as it did in November — and half as much again by June. Phuket's rental market runs on a strong seasonal tide, and if you're staying a month or more, timing your arrival and your booking is the single biggest money decision you'll make. Bigger than negotiating. Bigger than choosing between two similar units.
This guide walks through the calendar as landlords actually price it, then covers the two strategies — booking ahead versus arriving and searching — and how to handle a stay that crosses a season boundary, which is where the real savings hide.
The calendar at a glance
| Period | Season | Typical pricing behaviour |
|---|---|---|
| May – October | Low (green) season | Cheapest of the year; monthly rates at their floor, landlords flexible, plenty of choice |
| November | Soft start to high season | Still gentle — often priced as a modest step up from low season; a favourite month for smart arrivals |
| Early December (1–14) | Climbing | Weekly rates start appearing for shorter stays; monthly deals still findable early in the month |
| Dec 15 – Jan 15 | Peak | The most expensive weeks of the year — Christmas and New Year are the hardest weeks of all; good units book out |
| Late Jan – Feb | Easing high season | Still high-season money, but the pressure drops after mid-January and choice returns |
| March | Late high season | Warm, busy, and still priced as high season by most landlords, though softer than February |
| April | Shoulder | Songkran week spikes briefly; otherwise prices slide toward low-season levels |
These are patterns, not promises — every landlord prices their own place — but the shape of the curve is remarkably consistent across the island, from Patong condos to Rawai houses.
Why the peak is so peak
Christmas and New Year concentrate a year's worth of demand into about three weeks. Europeans take their long winter break, Australians come up for summer holidays, and everyone wants the same fortnight. Owners who rent monthly the rest of the year switch to weekly pricing for Dec 15 – Jan 15 — and a "week" at peak can cost what a whole month cost in November.
A real published example makes it concrete. On one Patong condo rates page, a 1-bedroom runs ฿30,000 for the month of November — then ฿21,000 per week across Dec 15 – Jan 15, and ฿18,000 per week for the rest of January into February, with March back to a monthly ฿36,000. Read that again: four peak weeks can bill more than double the November month. The pattern repeats at 2 and 3-bedroom sizes. If your dates are flexible by even two weeks, sliding a stay to start after Jan 15 — or to finish before Dec 15 — is the easiest money you'll ever save in Thailand.
Book early, or arrive and search?
In low season (May–October), arriving and searching works beautifully. Supply is everywhere, landlords are motivated, and viewing six places in two days costs you nothing but taxi fare. Booking far ahead in low season mainly buys peace of mind, not savings — and you may even pay a small premium for the best-presented listings.
In high season, the logic flips. The good units in the good locations go first — often rebooked by last year's tenants before they're ever advertised. For a December or January arrival, start looking 2–4 months ahead for monthly deals, and expect the leftovers by November to be the overpriced or the oddly located. This doesn't mean panic-book the first thing you see: for peak dates, book the right unit early rather than a unit late.
November is the sweet spot between the two strategies. Prices are still soft, selection is still wide, and arriving in early November to search in person for a few days is a genuinely good plan — you'll sign at November rates before the December climb begins.
Crossing a season boundary: where the savings hide
Plenty of long-stayers arrive in late November and stay into January, or arrive in January and stay into March. Your stay crosses a price boundary, so how it's billed matters enormously:
- Ask for a blended monthly rate. Many landlords will average the two months rather than billing the December weeks at peak weekly rates — especially if you're paying for two or three months in total. A stay billed as "November month + December month" at negotiated rates can cost thousands less than the same nights billed week by week.
- Do the weekly-vs-monthly math out loud. If a landlord quotes weekly for the peak fortnight, compare it against the monthly figure for the whole stay. Sometimes taking the full month — even paying for days either side you don't use — beats four peak weeks.
- Offer commitment in exchange for price. "I'll take three months and pay monthly in advance" is the strongest negotiating sentence in this market. Landlords trade rate for certainty, particularly when a booking spans the peak and the softer weeks after it — you're solving their February vacancy problem.
- Lock the rate for the whole stay in the contract. Whatever you agree, write the total or the per-period rates into the contract for every month, so a good December deal can't drift upward in January.
The long low season deserves a mention
If your life allows it, May to October is the insider's Phuket: monthly rents at their floor, restaurants with room to breathe, and landlords genuinely happy to negotiate multi-month deals. Yes, it rains — usually in dramatic afternoon bursts rather than all-day washouts — and the sea is rough on the west coast. In exchange, the island is green, the traffic melts away, and your rental budget stretches almost twice as far as in December. Many long-term expats structure their whole year around this trade.
Putting it together
Match your timing to your temperament. Flexible dates? Chase the edges of the season — arrive in November, leave before the peak, or land after mid-January. Fixed Christmas dates? Book early, book monthly, and negotiate the blend across the boundary. And whenever you're comparing, browse live availability across areas and types at Phuket Rentals — seeing November and December prices side by side for the same buildings turns this whole calendar from theory into a decision.
